MICROSIVE

An AI voice agent that qualifies property leads and books site visits

A buyer fills in a form on a property portal and may hear from several sellers soon after. The agent calls your new lead, confirms what they want and offers a site-visit slot. Then it assigns the lead to the sales executive for that project.

Example workflow. Not client work.

The lead, stage by stage

StageWhat happens
Lead arrivesFrom a portal such as 99acres, MagicBricks or Housing.com, a Meta lead form, or a WhatsApp click. Portals that email leads, offer an API or allow an export can feed the agent (integrations); we check yours during scoping.
First callThe agent checks which project the lead asked about and asks the qualifying questions below.
Visit or handoverA lead ready to visit gets a slot and the executive for that project. Price negotiation, payment plans and legal documents go to a person.
CRM recordAnswers, visit time, assigned executive and a call summary.

Qualifying questions

  • project or locality enquired about
  • configuration: 1, 2 or 3 BHK, or plot size
  • budget band
  • ready-to-move or under construction
  • buying to live in or as an investment
  • home loan needed or not
  • preferred visit day and time, and whether pickup is needed

Project answers come from a sheet you approve

The agent answers project questions from a sheet your sales head signs off: configurations, possession status and amenities. Where you supply it, the agent can also read out the project’s RERA registration number, exactly as you publish it. If a buyer asks something the sheet does not cover, the agent says an executive will confirm.

When a configuration is sold out

Your sales head marks sold-out configurations in the same sheet. If a lead wants a 3 BHK that is marked sold out, the agent says so and offers only the alternatives your sales head has listed against it, such as a larger 2 BHK in the same tower. With no alternative listed, the lead goes to an executive marked “sold-out configuration”.

Where else it stops

  • “Can you do a better price?” The agent does not discuss discounts. It books a call with the executive.
  • The lead disputes the enquiry. Portal forms can carry a mistyped number. When the person says they filled in no form, the lead is marked invalid and taken out of the calling queue.

Several portals, weekend visits

Leads come from several portals and ad platforms at once, each with its own format, so the first job is getting them into one place. If your site visits bunch up at weekends, slots and executive calendars have to match. If you do not have a CRM that fits this, we build those too (web apps). DLT registration for outbound calls and messages is part of the build (follow-ups). Reminders before a booked site visit are covered on the follow-ups page.

Keeping one owner per lead and tracking site-visit outcomes after the call is automation work.

Sample lead call

Interactive simulation · sample data

Sample Greens is a made-up project with 2 and 3 BHK homes. The 3 BHK is marked sold out in the sample sheet, with 2 BHK large, Tower B listed against it as the alternative. The lead is Rohit P. (fictional), source Portal (sample).

FAQ

Can it work with the CRM we already use?

If your CRM accepts data from other tools, the agent can save answers, visit times and the assigned executive there. We name the CRM and the fields in the scope.

Can it call leads in the evening or on Sundays?

It calls inside the window you set, and we agree that window before launch.

Which language will the agent speak?

The one your callers use. Language is a project decision rather than a fixed list: tell us who the agent will talk to, and we test a model in that language before we commit to it in the scope. That includes languages spoken outside India.

How long do new leads wait for a call today?

List your lead sources in the enquiry. Someone from our team replies within one business day.
