MICROSIVE

Real estate lead automation: one owner per buyer, and no site visit left unlogged.

The same buyer can enquire on a property portal, then on your website, then on WhatsApp. Without a check, three agents call them and a channel partner claims the lead too. We can build an automation that gives each buyer one owner.

Example workflow. Not client work.

How each enquiry is routed

Leads arrive from portal emails or exports, your website form and WhatsApp click-to-chat. The AI reads the project, configuration (2 BHK, 3 BHK), budget in lakhs or crores, preferred locality, purchase timeline and whether a home loan is needed. The mobile number is then compared across sources within a window you set.

Buyer ready to pay a token or booking amountRequests a hold on the unitSales manager approves before any payment link is sent

The unit-hold approval means two agents cannot promise the same flat.

Once that approval is given, the token or booking amount goes out as a payment link. The amount and the payment method are your choice, set in the scope.

Where you supply a project’s RERA registration number, the messages for that project can carry it. The automation prints the number you give us against that project. A project with no number supplied goes out without one.

The leads sit in the CRM you use today, if it offers an API or data export. Or they can sit in Microsive CRM, built on the open-source Twenty project.

Where your team decides

Ownership disputes, unit holds and channel-partner claims go to the sales manager. Agents speak to a buyer before any lead is closed, whatever budget the buyer stated.

What an agent sees on each lead

Each lead shows the sources and dates of the buyer’s enquiries, the budget and configuration as the buyer stated them, the next follow-up and whether it is overdue. Once a site-visit date passes, an outcome field has to be filled in before the lead moves on. When ownership is disputed, both agents see the enquiry dates the sales manager uses to decide.

FAQ

What if a buyer gives no budget, or a range that spans two configurations?

The lead is still assigned. The budget field is marked “not stated” or shows both configurations, such as 2 BHK and 3 BHK, and the agent confirms it on the first call.

Can channel partners see their leads?

We can scope a partner view with its own access rules. What partners see is agreed with your sales head.
